Trade-off

Reclaimed-land district under Le Rocher — F1 tunnel exit, heliport, Princess Grace rose garden.

A 1970s-built quarter on land reclaimed from the sea south-west of Le Rocher. Houses the heliport (the only realistic non-car way in from Nice airport in summer), the small port of Fontvieille, the AS Monaco stadium (Stade Louis II), the Roseraie Princesse Grace, and the F1 exit from the Tunnel section. Where Monaco residents actually do their food shopping at Carrefour.

What you gain

  • Heliport for 7-min transfers from Nice — fastest VIP arrival
  • Less tourist-trampled than Monte-Carlo, slightly cheaper accommodation
  • Princess Grace Rose Garden and Fontvieille Park are real green space

What you sacrifice

  • Architecture is plain modern; no Belle Époque atmosphere
  • 15-min walk uphill or short bus to Casino square
  • Quiet evenings — restaurants close earlier here
